Equestrian Farm in Riverhead Sells For $2.25M

Located at 2224 Roanoke Avenue in Riverhead, Willow Tree Farm — an equestrian facility spanning 21.5 acres — has sold and closed for $2.25 million. According to the Out East price history, the incredible commercial property was originally asking $3.25 million when it came on the market in February of 2018. The entire property is comprised of two lots. The first lot is the 17-acre horse farm with an indoor riding area, an outdoor riding ring, and a barn with 24 horse stalls, two indoor wash stalls, an office, a heated bathroom, and a heated viewing room. Meanwhile the other 4.5-acre lot includes a 3,000-square-foot three-bed, three-bath farmhouse with an attached two-car garage and a separate detached three-car garage for additional storage. Willow Tree Farm went into contract in August, at which time it was listed for $2,795,000. [Out East]

Shelter Island Greek Revival from 1848 Is Yours For $1.45M

A gorgeous 19th century Greek Revival at 15 West Neck Road on Shelter Island has just come on the market for a reasonable $1.45 million. The renovated home is completely move-in ready. Spanning 1,700 square feet in size, the home offers three bedrooms, three bathrooms, a kitchen with vaulted ceilings, a full basement, hardwood floors, a fireplace in the living room, and gorgeous wide plank flooring on the second level. There’s also two porches and a two-car garage. On 1.7 acres of land, there’s plenty of room for buyers to expand the existing home or add a pool, tennis court, and guest cottage. The property is less than a mile from Sunset Beach, and just over a mile from North Ferry. The listing is repped by Angelo Piccozzi from Dering Harbor Real Estate. [Dering Harbor Real Estate]

Cutchogue Waterfront Home Sells Close To Ask After Just Six Months

It’s not uncommon to see homes that sit on the market for years on the East End — especially homes that are on the more expensive side. While no one would bat an eyelash at a $1.75 million-dollar home on the South Fork, that price tag is on the steeper end for the North Fork, but this waterfront Cutchogue home found a buyer quickly as the property was priced to sell. Located at 5925 Nassau Point Road, the 1,820-square-foot home offers three bedrooms and two bathrooms on just under a full acre of land with 100 feet of water frontage on Peconic Bay. After listing for sale in March, a contract was signed at the beginning of July and the property closed earlier this month for $1.5 million. We’re guessing that the interior will be updated by the new owners, but it looks like it’s in good shape overall. Daniel Gale Real Estate represented the listing. [Daniel Gale]
