Laurel, holly, juniper, and magnolia. Some evergreen, some fragrant, these are just some of the types of trees you’ll find on the grounds of Harvest Pointe in Cutchogue. Honoring the natural greenery, they also serve as the names of the 124 condominiums in this 55+ community. The new, modern homes have been thoughtfully designed by owners and builders Robert Morrow and Jeffrey Rimland, keeping in mind current building trends for mature adults without sacrificing quality or style.
Built in four phases, Harvest Pointe is half-way through sales in section two. Each section has 30 homes, except section one, which has 34, that are spaced evenly throughout the 46 acres of lush farmland. Understanding that the new residents are primarily those that are downsizing, it was important that each home have a two-car garage and full basement.
“We wanted the homes to be move-in, furniture-ready,” Morrow explains of the design. “There is wood flooring, fireplaces, marble and granite, everything that makes a home perfect we tried to include in the original offering price. People can make upgrades if wanted. We wanted to give people a first-class home. That’s what makes this project so successful.”
The Holly, The Laurel, The Inkberry, The Juniper, The Magnolia, and The Linden are the different models of homes one can purchase, ranging in two to three bedrooms. As is becoming more popular with homeowners of all ages, the master bedroom is on the ground floor. Spaces are open, airy, and light, with top amenities and design features to easily incorporate one’s collection of treasured heirlooms amassed over the years. The design sensibility is evident, with modern finishes, textures, and touches. Traditionally, these elements would be available for an additional fee with a developer, but Harvest Pointe endeavored to make the transition to a smaller, manageable home seamless.
Though getting this project to come to fruition was no easy feat – there were restrictions and regulations enforced by Southold Town that ultimately shaped the parameters of the project – Harvest Pointe has been well-received by those that not only come in as prospective buyers, but by those that have purchased and have made this place their home.
“The homeowners are the best indication for us,” Morrow says of the project’s success. “Every Friday we have a cocktail party for the members. They are happy to see us and have a relationship with us, and they know they will get the proper service. We’re onsite, we pay attention to details. Almost every homeowner knows one of us.”
An added benefit to residents of Harvest Pointe is the 6,200-square-foot clubhouse, complete with indoor/outdoor resort-like amenities including a heated, saltwater swimming pool with private lounge areas, landscaped terrace with barbecues, great rooms and meeting rooms, a world class fitness area featuring Techo Gym equipment, a custom designed wine cellar with each home getting a wine locker with a 12 bottle capacity in a temperature controlled setting, and eventually a tennis court, and more. This particular development is unique in that there is a full-time concierge manager and staff to handle all of the residents’ needs.
All sales are completed directly through Harvest Pointe’s sales team, helmed by Vicky Meigel.
