Since 55 is the new 40, the North Fork offers the same enjoyable lifestyle experienced by the increasing number of year-round, second, and even third, homeowners. Expansive open space, a well-known viticultural area encompassing more than 200 square miles, burgeoning restaurant scene, and access to diverse Long Island Sound and Peconic Bay beaches have served as major attractions for the past decade. This lifestyle is ideal for people of all generations, especially active adults moving toward retirement. Now, new construction has been growing in demand across the East End as it offers a seamless moving transition, something buyers of all ages will appreciate.
With the North Fork’s attractions appealing to active adults and retirees, there are very few 55+ communities available, and none that offer luxury living and amenities. Kenilworth Equities and Rimland Development are righting this with Harvest Pointe, a new residential community with a collection of 124 homes set on 46 acres of farmland in Cutchogue. New to the real estate market, and the North Fork, it isn’t your typical 55+ community.
“It’s a gorgeous, luxury community,” says Sheri Winter Clarry, Licensed Associate Real Estate Broker with the Corcoran Group and the exclusive listing agent for all of the development’s homes. “There is state-of-the-art Techno gym equipment, his and her lockers, a bar, barbecue area, and so much more in the Harvest Pointe Clubhouse. It’s right in town and you have access to everything.”
The development will feature four styles of brand new elegant homes called The Holly, The Laurel, The Inkberry, and The Juniper, each offering two to three bedrooms, two to three bathrooms, two-car garages, full basements, and more. Brand new units, the construction of which started this summer, will offer modern interiors featuring open, airy spaces, neutral colors, and clean lines. Vaulted ceilings and large windows create a larger space, while the chef’s kitchens and granite countertops leave plenty of room for home entertaining. “Having the master bedroom on the ground floor is a major trend in new construction,” says SWC of the feature that has long been an attraction to seniors. “People are thinking ahead.”
“Something like this has been missing from out here,” SWC shares of Harvest Pointe. “The product is the draw. Harvest Pointe is so necessary and there is such a demand for it. The target market wants to downsize but loves it here on the North Fork. Maintenance and taxes are so affordable, there’s a full-time concierge and full-time person on staff. So many things are taken care of for you. There’s just nothing like it out here.”
Within the residential community will be a 6,200 square foot private country club-style facility that offers resort-like amenities, enhancing the experience of what it means to live on the North Fork’s first luxury active adult condominium, without the luxury pricing. The club house features a large heated swimming pool, tennis court, state-of-the-art fitness center, private wine locker for each homeowner, car charging station, post office, and more. A full-time concierge manager and maintenance manager on site make Harvest Pointe a place that makes every day needs and wants accessible. SWC shares that the Clubhouse can be used for entertaining and owners can rent it out as well. Another added bonus – Harvest Pointe is pet friendly.

The Sales Office for Harvest Pointe, which opened this past June on Main Street in Cutchogue, offers artists’ renderings of the different styles of homes and layout plans. Sales for the luxury homes began this August. The new community is a four-year, four-phase project which is now in the beginning stages. “Infrastructure has started and units are selling pretty quickly,” SWC says. Unit pricing begins at $685,000.
For SWC, her love for the North Fork stemmed from a weekend getaway years ago. Three weeks later she purchased a home. Her knowledge of the area and expertise in the real estate industry have made her a top producer consecutively since 2005. SWC’s impressive success and ongoing industry awards is fueled by, both her passion and her natural flair for the art of the deal. A keen eye for value, sharp negotiating skills and exceptional market knowledge continually put her on a pedestal both in her industry and among her clients. SWC not only found her calling in real estate to the benefit of others seeking homes on the North Fork, but is part of a community in which she’s proud to be involved in, a community that has been a draw for others as well.
Being able to share her own experiences and insights with potential buyers looking to make a move to the North Fork make SWC a natural fit as the exclusive listing agent for Harvest Pointe. With 124 units available, there are many opportunities to get in on the ground floor of a thoughtfully designed community. “It is a very beautiful space,” SWC says. “It’s a great investment and a great product. What’s not to love?”
